Investment Strategy & Objectives

The Manager's principal investment strategy is to invest in income-producing real estate which is primarily used for retail and/or office purposes. The Manager's key objectives are to deliver regular and stable distributions to Unitholders and to achieve long-term growth in the net asset value per Unit of Suntec REIT so as to provide Unitholders with a competitive rate of return for their investment.

The Manager intends to pursue its investment strategy within the following strategic guidelines:

• Investments will be for the long-term.
• The investment portfolio will comprise primarily established and income-producing retail and office properties.
• Future investments will be in properties that are primarily used for retail and/or office purposes.

The Manager plans to achieve its key objectives through the following:

• Active Asset Management Strategy. Leveraging on the property portfolio's competitive strengths to optimize rental income, occupancies and Net Lettable Areas so as to increase property yields.
• Acquisition Growth Strategy. Identifying and selectively acquiring income-producing properties that meet the Manager's investment criteria.
• Capital Management Strategy. Employing appropriate debt and equity financing policies.
